FEES & DEPOSITS

Fees

Cleaning Fee — $100 (non-refundable)

Extra person:
There is a $20.00 per night charge for each additional occupant.

Nightly/Weekly Pet Fees:
Daily — $15/night per pet
Monthly — $200 pet fee is required per pet.

Deposits

Security Deposit — $250 (refundable)

Damage Deposit:
For nightly/weekly rentals, there is a $500 authorization only placed on your credit card upon arrival which falls off in 7-10 days if no damage occurs. For monthly rentals a $1500.00 security deposit is required upon check-in. It can be a Check, Cashier's Check, Money Order or cash. A refund will be issued within 10 days after check-out if no damages to the property were incurred.

Payments

Payment Methods:
We accept Visa, Master Card and Discover, or ACH electronic checks for deposits and rental fees. There are no refunds for early departure.

Returned Checks:
A $75 check fee will be charged if a check is returned to us by the bank for insufficient funds.

Policies

Check-In Time — 3:00pm

Check-Out Time — 12.00pm

Minimum Stay:
Please contact Dwell Management regarding minimum stays and special rates. Minimum stays apply on weekends, Winter/Spring season, holidays and special events. Higher rates apply for Christmas, New Years, Independence Day, and Labor Day.

Smoking:
Our homes are all non-smoking. Smoking is allowed outside only and ashtrays are provided. Smoking inside will result in a minimum charge of $200.

Guest Responsibilities:

• The rental agreement specifies the number of adults and children allowed to stay as guests in the unit. If a number greater than the agreed upon number or ages occurs, you will be asked to leave with no refund. Guests under the age of 25 must be accompanied by a parent or guardian.
• The guest signing the rental agreement assumes all responsibility for the actions and behavior of all guests and agrees to follow the rules of the property posted therein.
• Our properties are in residential neighborhoods and are unsuitable for loud parties, events or entertaining groups. If behavior or noise results in a complaint or any violation set forth by the City of Lake Arrowhead laws and ordinances, or any other violation of the rental agreement, a charge of $100 for the first complaint will be assessed and you will be asked to leave with no refund upon a second complaint.
• If keys are lost, there will be a replacement charge for each lost key.
• If personal property is left behind and it is necessary for the items to be returned, the guest is responsible for arranging pick-up via Fed Ex or UPS.

Refunds

Weather Refund Policy:
We do not refund for the possibility of inclement weather. We suggest travelers insurance.

Cancellations:
Due to the fact that we are a small operation, last minute cancellations greatly impact us. Consequently, we have developed a strict cancellation policy where your money is nonrefundable unless we are able to re-lease the cabin for the dates you have booked. Cancellations made within 45 days of a reservation will be refunded in full. We apologize for any inconvenience but hope you understand that this is required in order to provide every guest with the best rental opportunity and to keep our rates as low as possible.
